What exactly is FF&E?
I know many of you reading this are from different countries, and some of the industry abbreviations commonly used in hotel and interior projects may not be very familiar. So before we go further, I’d like to give you a simple introduction to FF&E.
In short, FF&E stands for Furniture, Fixtures & Equipment. It’s a common term used to describe the movable, non-permanent items in an interior project, such as beds, sofas, tables, chairs, curtains, and light fixtures.
A very easy way to understand it is this: imagine turning a room upside down — whatever falls out can generally be considered FF&E. In other words, fixed parts of the building, like walls, ceilings, doors, and windows, are not FF&E.
If the building is the skeleton of a project, then FF&E is what gives the space its character and makes it feel complete.

Because of this, higher standards are required for material performance, surface finishing, and overall durability.
With this in mind, we systematically optimized the material system and surface treatment based on real usage conditions. We selected high-grade substrates and an eco-friendly water-based coating system, combined with targeted surface enhancement treatments, to give the product strong resistance to stains, scratches, heat, oil, and weathering. This approach not only improves the product’s stability and durability in high-use environments, but also significantly reduces maintenance needs and operating costs over time.

01 Project communication

02 Checklist Finalization
We’ll categorize and organize all the soft furnishing elements from the renderings and create a digital record for each project, ensuring accurate maintenance and support for the next ten years.
Make sure the list has all the details for each item—like price, specs, materials, and quantity.
The checklist will serve as a key reference for factory sampling and production, with all the information formatted to meet the factory’s identification and quoting needs.
03 Construction detail drawings
Based on the confirmed checklist, we will create construction detail drawings.
After the construction detail drawings are finished, we’ll go over them with the client and all relevant stakeholders for confirmation.
The drawings will clearly define key dimensions, proportions, and installation relationships, ensuring they are easy for the factory to understand and produce accurately.
04 Material samples
Based on the confirmed design direction and checklist, we’ll select the corresponding material samples.
These samples will be used to evaluate color, texture, and tactile feel.
Feedback from the samples will guide any adjustments and optimization of the material plan. The approved samples will then serve as the reference standard for production.
05 Factory production
For blank samples:
- For orders over 20 units, a prototype will be produced and confirmed before mass production.
- For orders of 20 units or fewer, the blank sample itself will be used for confirmation.
Production will adhere to a 10% industry-standard construction tolerance to ensure precise fit and finish. All products comply with relevant environmental standards, and testing reports can be provided upon request.
06 Logistics
We use custom, impact-resistant packaging to ensure safe transportation.
All products are shipped on the agreed delivery date and inspected upon arrival on-site to ensure smooth, on-time delivery.
07 On-site installation
We have a professional installation team that travels with each project on-site, ensuring immediate response and efficient completion.
Tailored on-site installation plans are implemented based on the specific needs of each client and project.
After installation, we conduct a full inspection again and compile an issue checklist to ensure nothing is overlooked.
08 After-sales service
We provide 1 year of after-sales service and quality assurance.
Each project is assigned a dedicated team that follows it through the entire lifecycle—from factory blanks to final setup—ensuring accountability every step of the way.
